The Bay Area is Outperforming, But There's a Buyers Market in Marin Condos

June 2026 Bay Area Real Estate Market Update

San Francisco home sales rose 58% year-over-year in June 2026, while Marin County condos remain below 2023 price highs.

Sales in San Francisco and Marin outpaced the nation average by a wide margin. In SF June sales were 58% higher than in June 2025. 58%!!! YTD SF sales are 33% higher than at the same time last year and YTD total transactions are 10% greater than last year. SF June inventory was 54% lower than June 2025 per MLS data, and is the lowest level going back to 2005 (that’s as far back as my database goes).

In Marin County, June sales were 38% higher than June 2025, with a YTD increase of 23% vs the same time last year. YTD total transactions are 14% greater than last year. In Marin inventory is 23% lower than last year.

The Fed, Interest Rates and Inflation:

It’s really annoying to keep having to talk about inflation. Unfortunately, it’s a reality and a real long-term concern. Luckily, the CPI came in lower than last month in the 7/14/26 release. Although gas, diesel and copper prices are still high YTD, there is some light at the end of the tunnel. The 10-Year Inflation Break-Even rate dropped from its high in May of 2.5% to 2.24%. Mortgage rates are still lower than last year, and Bond Market volatility is not signaling any real fear. I continue to watch the 10-Year bond closely.

Marin County:

The spring market in Marin saw another consecutive year of growth measured by median price of single-family homes. Year to date, the median sold price of a single-family home in Marin is $1.82MM, 8.5% higher than the same period in 2025. The luxury market continues to experience the greatest gains in Marin. News Flash! Marin County Condo Market is a Buyer’s Market!

Comparing prices from the peak COVID period, the median prices for condos in Marin are still below the 2023 highs. Condos and single-family homes in SF and Marin have all surpassed high prices from COVID. Especially in SF. Prices paid for condos in Marin are lagging the rest of the bay area market. We saw an uptick in condo transactions in June, but at much lower prices than in June 2025. There could be some serious value to be found for those interested in condos in Marin. See the data in my full report for comparisons.

San Francisco:

The AI migration to SF continues. Like I said last month, it’s like a gold rush. If you want to be involved with AI, San Francisco is the place to be. But it’s not just AI. In the last two weeks I have had 6 conversations with people relocating to SF for varied reasons. Not just AI jobs. In our SF sales meeting, we now discuss “Desperate Buyer Needs,” those with cash in hand ready to buy. This demand started in October of 2025, when monthly sales began to outpace homes for sale. YTD median sales price for a single-family home in SF is $2.13MM, up 25% from the same time last year.
